Fix and Flips Aka Hard Money or value add mortgage is one that allows you to put 10% down on the purchase price of the home and then finance 100% of the construction costs for the rehabilitation of the home.
We have fix and flip loans with as little as 7.5%-10% down as the down payment so 90-92.5% loan to cost. We lend up to 70-75% of the After Repair Value of the home and 100% of the rehabilitation costs.
